In contrast to many property investment advisors; we are not a real estate agent with advertisements of assets for sale.
What is important in our values and beliefs is the added contribution that the realization of a specific investment strategy for each client brings. The asset to be bought is just the logical conclusion following our strategy and not simply the root cause.
We believe in the diversity of growth and yield opportunities, thus these opportunities have to be adjusted according to a profile of risk, expected return and also the equity to be invested. Whereas one particular investment opportunity may prove to be appropriate for one client this may prove to be totally un-appropriate for another client. Macro economic vision has to enhance micro – economic choice.
Our track record comprises client’s choice to invest in North – East central Paris where growth figures have been at a level of around 180-200% over the last 10 years. Today, our target is to secure as much growth potential as possible but within European countries and regions that we consider as to be safe place to invest, in terms of legal aspects but also long – term and sustainable economic strength.
Today, we believe that investing in best regions for investment growth within Central Europe makes sense:
- We select the countries which have investor -friendly tax regimes as well as legal structure. For information our target countries have a tax rate around 15-20% compared to rates of above 40% for the United Kingdom or France.
- We prefer the countries in Central Europe with real economies and industries and also education and sustained future growth potential.
- These countries have exhibited a logical and predictable convergence trend towards the living and socio-economic standards of Western Europe
- In our choice, we lave selected Estonia, Hungary and The Czech Republic. These countries offer substantial gain potential in the real estate prices that have become limited in Paris or in London for example due to the continued high level of pricing.
Our competitive advantage is related to our understanding of the investors needs, not only from real estate aspect but also from a financial standpoint. Our investment opportunities are classified according to a risk scale to be determined by the investor but also according to the gain potential and the minimum of equity to be infused at acquisition.
